Regency Construction Services, Inc. served as General Contractor for the creation of Mary's Home, a companion to the nearby Joseph's Home with a similar mission to provide medical care, food, and shelter for women experiencing homelessness in Cleveland.

Regency served as the General Contractor for the construction of Mary’s Home, Cleveland’s first provider focused on the physical and mental health needs of local, medically-fragile women experiencing homelessness. The 10-bed medial respite care facility is located in a former school and daycare center adjacent to Joseph’s Home, Cleveland’s only provider of medical respite care for men experiencing homelessness. Since Cleveland’s traditional shelters are not designed to care for women recovering from surgery or other acute health conditions, at Mary’s Home, they benefit from medical supervision, nursing care, education about their conditions and treatments, medication management, nutritious meals, and coordination with health care, supportive services, and housing providers. The project included 10 privately-furnished suites; kitchen, dining, and restroom facilities; multiple meeting spaces for programming, including art and music therapy, and group sessions; isolation suits, given the risk of COVID and other infectious diseases; and a dedicated healthcare clinic.

Regency recognized that the VCT was defective from the manufacturers and stopped installation. Our project superintendent then scheduled a meeting with the subcontractor and manufacturer to identify a feasible solution in which the manufacturer paid for the removal of the floor and new material was shipped within a week.

Additionally, allowances were built in to the project budget for floor preparation and drywall patching. As part of the value-added management process, Regency used the floor preparation allowance to offset the costs of new self-level barriers. The existing building slab did not have a vapor barrier, and the flooring subcontractor and manufacturer would not give warranty without one.
